Job Description The Opportunity As Development Director, you will lead a pivotal function at the heart of Lloyds Living's growth strategy, setting the direction for a substantial and expanding development portfolio. Reporting into the Investment function, you will be accountable for the successful delivery of homes from transaction exchange through construction, handover and mobilisation. You will ensure homes are delivered safely and to the high standards of compliance and service expected by our Stakeholders and Customers. Leading a high-performing Development team, you will oversee contractual compliance, build quality, programme performance, risk management and handover readiness across the active portfolio. You will also shape and evolve our development strategy, governance framework and delivery partnerships as the business grows. Working closely with colleagues across Investment, Operations, Asset Management, Customer Experience and Finance, you will bring teams together to resolve issues, improve delivery and ensure the seamless transition of homes into management. This high-impact leadership role offers significant influence across the business and the opportunity to shape the quality, performance and long-term success of a portfolio central to Lloyds Living's ambitions through to 2030 and beyond. Key Responsibilities Lead and develop the Development team, driving performance, accountability and continuous improvement. Oversee portfolio delivery, ensuring contractual compliance, build quality, programme performance and effective risk management. Establish robust governance, reporting and assurance, including chairing the Development Forum. Lead strategic relationships with housebuilders, developers, project managers, consultants and other key delivery partners. Drive effective collaboration across Investment, Development, Mobilisation and Operations. Standardise specifications, processes and controls to improve quality, efficiency and customer outcomes. Act as the senior escalation point for material delivery, commercial and governance matters. Establish and maintain a best-in-class development management platform, providing a single source of truth across the portfolio through standardised processes, consistent data management and automated reporting, enabling informed decision-making, effective governance and operational excellence. Project Responsibilities Oversee all schemes from transaction exchange through mobilisation, handover and the end of the defects period. Approve development plans, budgets, consultant appointments and key project decisions within delegated authority. Monitor programme, cost, quality, risk and contractual performance across the portfolio.
