Role Purpose:
The Manager – CAFM / Product is responsible for managing, optimizing, and continuously improving the organization’s Computer-Aided Facilities Management (CAFM) system, IBM Maximo, and other enterprise applications. This role ensures that these platforms are effectively implemented, integrated, and utilized to support facilities management, asset lifecycle management, financial control, and operational efficiency. The role collaborates with cross-functional teams to align technology with business objectives, enhance user adoption, and deliver digital transformation across facilities and enterprise operations.
Key Responsibilities:
- Platform Management: Oversee the daily operations and performance of IBM Maximo and related enterprise applications. Lead system implementation, customization, upgrades, and integrations; optimize the platforms for asset management, preventive maintenance, work order management, and reporting; and coordinate with IT and external vendors to resolve issues and deliver enhancements.
- Operational Excellence and User Experience: Streamline facilities management processes through workflows, automation, and mobile access within Maximo. Enhance application usability and adoption by aligning technology with business workflows and integrating CAFM with ERP, Finance, HR, CRM, and other enterprise systems to improve data consistency and operational efficiency.
- Digital Transformation: Identify and implement automation and digital transformation opportunities that improve service delivery, reduce manual effort, and strengthen facilities and enterprise operations.
- Data Management and Reporting: Maintain high standards of data integrity, compliance, and security across Maximo and other applications. Develop dashboards, KPIs, and reports covering asset performance, maintenance efficiency, cost management, and compliance, and provide actionable insights to support decision-making and continuous improvement.
- Training and Support: Develop and deliver training for CAFM and enterprise application users, provide ongoing functional and technical support, and maintain user guides, process flows, knowledge bases, and related documentation.
- Project and Vendor Management: Lead CAFM and enterprise application projects, including upgrades, new module deployments, and integrations. Ensure delivery within agreed scope, timelines, and budget, and manage vendor relationships, service-level agreements, and contracts to maintain delivery quality.
- Stakeholder Collaboration: Collaborate with Facilities Management, Finance, IT, and other business units to gather requirements and deliver tailored solutions. Act as the primary liaison between facilities teams and IT, ensuring technology adoption supports strategic business objectives, sustainability goals, and operational excellence.
What we are looking for:
Qualifications & Experience:
- Bachelor’s degree in Information Technology, Business Administration, or a related field.
- 5–7 years of experience in CAFM system management, with hands-on expertise in IBM Maximo.
- Experience managing enterprise applications, including ERP, HR, CRM, or similar platforms, and their integrations.
- Proven track record of implementing and optimizing Maximo modules for asset management, work order management, and preventive maintenance.
Technical Competencies:
- Strong understanding of facilities management processes and asset lifecycle management.
- Expertise in digital automation strategies.
- Familiarity with ITIL practices and enterprise integration methods.
- Advanced system administration and troubleshooting skills in IBM Maximo.
Behavioural Competencies:
- Excellent problem-solving, analytical, and decision-making skills.
- Strong communication and interpersonal skills.
- Ability to work effectively across departments and with external vendors.
- Detail-oriented, with a strong focus on efficiency and process optimization.
