Key job responsibilities
・25％建屋に関する建築、電気、空調、衛生、消火、昇降設備に関わる保全計画のプランと実施。各種取引先との交渉、関係構築。省エネルギー管理・20% 施設の省エネ管理、廃棄物やリサイクル品処理のオペレーションとコスト管理、関連するコンプライアンス遵守・15% 予算管理及び予算削減の提案・契約書の見直し・15% 全国での改善横ぐし活動のリード・10% 各種レポートの作成・契約書の見直し・10% Cafeteriaや売店において、従業員に対し安全でおいしい食事が提供できる環境作り・5％シャトルバスの運行管理や行政や地域対応

※基本的に日勤、土日祝休みですが年に数回夜勤があります。

A day in the life
出勤したらまず施設の巡回。空調の運転状況、消防設備の状態、清掃品質を確認し、保全計画の進捗を頭の中で整理します。午前中は協力会社とのWeekly MTGで設備保全の進捗をレビューし、新規契約の見積もり内容について交渉。続いて廃棄物・リサイクル品の処理状況とコストを確認し、コンプライアンス上の課題がないかチェックします。昼食時にはCafeteriaの運営状況を確認—衛生管理やメニューの改善点を委託先と協議します。午後は省エネルギー施策の効果データを分析し、予算削減につながる次の改善案をまとめます。月次レポートの作成や契約書の見直しを進めた後、全国の施設管理メンバーとのオンライン共有会で自拠点の成功事例を発表し、他拠点から学ぶ—この「横のつながり」が成長を加速させます。夕方にはシャトルバスの運行状況を確認し、地域の行政対応に必要な書類を整理して一日を締めくくります。

突発的な設備トラブルも発生しますが、あなたは直接手を動かす作業者ではなく、全体を見渡し判断するマネージャーです。協力会社を適切に指揮し、再発防止の仕組みづくりまで見届けること—それがこの仕事の醍醐味です。

About the team
RME-Facilities（施設管理）チームは、全国のフルフィルメントセンター（FC）、ソートセンター（SC）、デリバリーステーション（DS）、入荷仕分けセンター（IXD）など多様な物流拠点の施設管理を担っています。チームメンバーはゼネコン、ビルメンテナンス、製造業、商業施設など多様なバックグラウンドを持つプロフェッショナル集団です。
・チーム規模: 全国で約100名以上のメンバーが連携
・出身業界: ゼネコン設備部門、サブコン、ビルメンテナンス会社、製造業の工務部門、商業施設FM会社など
・キャリアパス: FSAM → Sr. Area Manager → Facility Manager（大規模拠点）→ Regional / Global Roleへの道も開かれています

Basic qualifications

- Experience managing external vendors, distributors, partners or learning providers
- Experience in cost/benefit analysis of project proposals
- Speak, write, and read fluently in Japanese at a business level or above (N1+)
- Experience in computer skills, including proficiency in MS Office (Word, Excel, PowerPoint)
- 施設管理の実務経験 7年以上（総務・ビル管理・プロパティマネジメント含む）
- PCスキル：Excel、PowerPoint、Word、生成AI

Preferred qualifications

- Experience managing change in a multiple site environment and across multiple direct reports
- Bachelor's degree, or experience in similar technical or vocational roles
- Experience in Business English skills, both verbal and written

- 省エネルギー施策の立案・実行経験
- 建物・設備の改善改良を計画から実施までリードした経験
- 論理的な思考力、優先順位判断力及び問題解決能力
- 新しい知識を学ぶことに対する意欲
- 常にお客様目線で行動できる
- 自分で考えて行動し、イニシアティブを持って取り組める
- 職場全体への貢献意識を持ち、他者の仕事をサポートできる
